Om Developers is sister company through which we can build custom home on your lot, the way you wanted without any hassle. If you don’t have a lot but like to build in certain neighborhood. We can find a lot for you in a neighborhood and work with you on building your own custom home for you.

We provide solutions for any realty problems. We can find the lot, purchase it, start the planning process with the city, get the plans approved and permits pulled. We can continue to build foundation to final finishes as long you are committed and provide periodic payments. Other way if you secure home loan and provide earnest money, we can start construction and customize the house the way like and close at the end with the lender.

We are not big builders who charges hefty price per sqft. We are medium range builders who serve medium income consumer and work with them to build their dream home the way want it.

Current status – 6542 Cohn is under contract and 6538 is under construction.

What are the Next steps?

If you have land and want us to Build or you want us to help with development project, here are the next steps:

  • GET LOAN PRE-APPROVED: First find a lender and get your income verified and pre-approved.
  • FIND A LOT:  If you already have a lot, we are good. If not, we  can find a lot in a neighborhood you wan to build..
  • PLAN & DESIGN: You can decide on the plan and design for the lot.
  • FINALIZE PRICE: After deciding on the plan and layout, we will decide on the features and upgrades and come up with the cost estimate to finalize the price.
  • SIGN CONTRACT:  If you going to pay in cash, we will sign the contract with the payment plan to start the construction immediately. If you plan to use lender (only on lots owned by us), we will sign contract with earnest money and start the construction process.
  • LOAN PROCESS: Start the loan process 45 days before the expected close date and get it all ready from lender side.
  • CLOSING: If there is no hurdles from the city, we should get the house construction completed in 120 days. You can close on your house after final walk thru and loan funded to your keys.
